Showing the House

 
Once you list your home in the market, your home should always be ready to show. Yes, it is sometimes inconvenient for you, but once you decide to sell, especially on the 1st week, it is advisable to be cooperative. If for some reasons, you refused to show, some agents might re-schedule or  they will just totally skip your house. Even if they come back another time, it will probably be with different buyers and you may have just lost a chance to sell your home.
 
Here are some advise for sellers during showing: 
 
Try not to be Home
Having the homeowners present during showing is not advisable. Homebuyers will definitely want to feel "at home" right away. This can also let them feel "uncomfortable" in exploring your place. However, if it can't be avoided, sellers are advised to stay in one place and never follow the agent and the buyers during the visit.  
 
Make your Home Scent-Free
Avoid scented sprays to prepare for visitors. It is too obvious and many people find the smells of those sprays offensive, not to mention that some may be allergic. If you want to have a pleasant aroma in your house have something natural.
 
Keep the Lights "ON"
Leave the lights "on" even duing the day. During daytime turning on the lights prevent harsh shadows coming from sunlight and it brightens up dark areas of the home. Plus, the house will look for homey and cheerful when its bright.
 
 
Pet Control
If you have pets, you must disclose this to your Realtor. You don't want your  pet running out the front door and getting lost. If you know someone is coming, it would be best to try to take the pets with you while the homebuyers explores your place. It is advisable to keep dogs in a penned area in the back yard (if you have). Try to keep indoor cats in a specific room when you expect visitors, and put a sign on the door. 
 
The Kitchen Trash 
Keep your trash cans empty including the ones in the bathroom and even if it's the one hiding under your kitchen sink. It is also best to have a trash can with cover - but don't keep it as an excuse not to keep it emty.
 
 
Keep the House Presentable and Organize
Not everyone makes his or her bed every day, but when selling a home it is recommended that you develop the habit. Pick up papers, do not leave empty glasses in the family room, keep everything freshly dusted and vacuumed. Try your best to have it look like a model home – a home with furniture but nobody really lives there
